Valleyview is a 9-unit building and the newest addition to the portfolio, acquired at the end of June 2026. All nine units were occupied and paying at takeover, which is unusual for a value-add purchase and means the building carried itself from day one. It needs under $100,000 of renovation work in total — modest for a building this size — and we are targeting a refinance in 2027 once that work is done.

The project
What we did
Valleyview came with a full rent roll and increase notices already served by the previous owner, so the immediate job was a clean handover rather than a turnaround. The renovation plan follows the same pattern as the rest of the portfolio: update suites as they turn rather than emptying the building. The total spend required is under $100,000, and the intention is to refinance in 2027 once it is complete. Nothing has been spent on renovation yet.
